Chelsea Modular Homes

If this is your first time purchasing a Modular Home, there are some things you should take into consideration... The first step is to decide your budget.

Budgeting for your home - When figuring the cost of building your home you should consider the expenses of the following:

• Land acquisition
• Site preparation
• Foundation
• Modular units
• Subsequent finishing of modular units
• financing costs and related fees

Just about all of the site work for a Chelsea Modular Home is the same as it is for an on-site built home. The real savings in choosing a modular versus a traditionally built home of comparable size is the short amount of time required to complete the new home and the reduced number of subcontractors your builder will need to assemble it - which will mean significant overhead reductions. It is the actual construction of the home that is generally less expensive, faster and of better quality than that of a site-built home.

Choosing your property - The lot you choose will determine the size and placement of your home. it is very important not to choose a specific house plan or blueprint only to find that the plan will not be able to fit into the lot setbacks or comply with local building codes. AFS & ASSOCIATES, Inc. can price any home for you but to be honest and fair to you the customer, the cost of pricing plans that will not suit your needs will greatly impact your budget. Modifying the design is always a possibility but enlarging or shrinking the plan can change your original reasons for choosing that plan. If you already own the land, you should contact the local building authority in your town to request a list of requirements before beginning your search for a home plan.

Selecting a modular plan - The home plans on the Chelsea Modular Homes web site are the first choice you should be considering. They will be the easiest to build since minor changes will not increase expenses. Narrow down your choices by deciding on the square footage that is comfortable and affordable to build. It is important to not waste time searching through hundreds of house plans that are too small or too large for your budget and/or property. Once you have selected a plan close to what you  anticipate building, AFS & ASSOCIATES, Inc. can give a pricing estimate for that plan at no charge to you. If the pricing is within your budget, you can go ahead with the ordering process.

Process: Once a plan has been selected and an initial consultation on those plans has occurred, the process will go forward as follows:

1. Customer provides a nonrefundable $1,500 fee to include:
   • preliminary drawings of plans
   • consultation to discuss plans, changes and options available
   • two redrawing of plans to reflect changes
   • repricing of estimate(s) to reflect changes
   • final pricing of completed house
   • full set of Stamped Plans (necessary to obtain Building Permit)
2. Signed customer request for Stamped Plans
3. Obtain building permit
4. Customer "sign off" on Stamped Plans - 25% deposit required on order for house - customer signs Purchase Agreement and received approximate delivery date.
5. Excavation occurs - Septic and well dug (if necessary) foundation is dug and completed.
6. House delivered - remaining cost of house due on delivery.
7. House set on foundation
8. Interior and exterior of house completed (examples include):
   • Plumbing
   • Heating/Air Conditioning
   • Electrical
   • Carpets, Wood floors, and other amenities installed
   • Tiling
   • Painting
   • Stairs and Railings
   • Siding, gutters, grills, screens are completed

NOTE: It is the buyer's responsibility to insure the dwelling once the final payment is made.
